Essentially, virtual staging is when real life furniture is placed into an image of an empty room. This has the ability to turn a previously boring space into an eye-catching and exciting possibility – when used right. Photos are a major factor when someone is looking at buying a house. If the image has been badly staged, it is more than likely to turn the customer away. That being said, a brilliantly staged imaged has the potential to sell the property.
Images of the property are usually the first thing the potential buyer sees in regards to the listing – and they will naturally be more interested in a room that is fully furnished over one that is empty. In the past, this has made it harder for agents to sell vacant properties. Potential buyers end up scrolling past these listings and clicking ones that are more visually appealing. It is expensive and unreasonable for an agent to professionally style and furnish the rooms. That leaves virtual staging as the only viable option.
While virtual staging is not a replacement for professional styling, it is a smart and cost effective alternative. It is fast, inexpensive and efficient. However, as with all forms of technology, there are some limitations. The furniture placed into the images is selected from real life furniture. As a result, it is not possible for an agent to dictate exactly what they want placed into the picture. While it is possible to request a bedroom setup in pastel colours, it is not possible to ask for a ‘light wooden bedframe with pastel blue sheets, three white cushions and a throw rug at the end’. The furniture used has to be sourced and also has to be appropriate for the image – that is, it has to be the correct angle. With the way virtual staging is generally advertised, often these limitations are not fully comprehended.

Effective communication will ensure that both you and your and vendor are completely satisfied with the final result.
